LISTING SERVICES

Manage all aspects of seller transactions from initial contact to executed Offer To Purchase

Keep all parties informed of the progress and potential issues from contract to closing.

Compliance check - We check that documents have initials/signatures where needed

Assist with/preparation of select listing materials, i.e., listing agreement, seller disclosures, HOA docs (Obtain HOA contact information, application, and bylaws)

Setting up Showing Times with instructions

Input listing into MLS with photos and any PDF attachments Agent requests and update as needed

Make changes in MLS throughout the transaction (price changes, open houses, extensions, status changes, new photos, etc.)

Consult and coordinate with/ sellers on staging, repairs, cleaning, signage, access requirements, marketing activities

Agreement/addenda preparation. Collect all necessary signatures, initials, and dates on listing agreements, disclosures, and other essential documentation.

Retrieve, review, & upload all documents for file compliance to your commission management platform.

Obtain signed copy of EMD receipt

Send utility sheet for the seller(s) to fill out

Confirm closing/recording with attorneys

Send deed and executed closing documents to client

Schedule closings and final walkthroughs

  • Firm agency paperwork prep

  • Review/send out offers & counters

  • Post on Transactions With Sally FB & Instagram pages (includes Just listed, Price changes & Open Houses)
